One of the priorities of the Bank’s investment activity is its participation in the financing of building projects.The Bank issues loans to building organizations by means of opening a credit line on security of structural engineering, real property and rights of real property that is to be built in the future.

 

Benefits of investment lending are as follows:

  • beneficial interest rate;
  • long term capital raising with flexible repayment schedule option;
  • a possibility of loan repayment grace period.

 

The JSB Kyivska Rus offers building organizations to invest building through the House Building Financing Fund.

This way of investment is absolutely transparent and clear for both builders and potential housing buyers. On the one hand, it allows builders to get financial support for the building period and on the other hand to protect financial investment of potential buyers, providing proper money usage for completion of the real property building.

The regulatory framework of organization and administration of the House Building Financing Fund is the Law of Ukraine “On Financial and Credit Mechanisms and Property Management during House Building and Real Estate Transactions” № 978-IV, dated June 19, 2003.

 

The essence of this way of building financing consists in the following:

  • the Bank accumulates cash assets of investors-principals, received as payments on the grounds of agreements on participation in the House Building Financing Fund, on the account of the House Building Financing Fund from which the Bank finances the developer in compliance with the agreed schedule of financing and building estimate.
  • in case of need the Bank credits principals on security of real property rights for investment objects.

 

The essential benefits of the dwelling purchase through the House Building Financing Fund are as follows:

  • reliability of all subjects-participants of a system that excludes the possibility of being cheated. Property developer before being a participant of the House Building Financing Fund, is thoroughly checked by the highly qualified specialists of the Bank;
  • regular control of carrying out construction work and check of proper money use by the Estate Manger (JSB Kyivska Rus ) incite the Developers to hold to terms and building quality;
  • the Bank takes upon itself all the work concerning cooperation with Principals, namely conclusion of treaties, informing about the building;
  • principals lending for buying real property on security of real property rights. If the Principal lacks money for buying a flat, JSB Kyivska Rus issues a loan for dwelling purchase within the framework of the created House Building Financing Fund. Lending is carried out on security of real property rights for purchased dwelling;
  • guaranteed protection of Principals’ interests at the legislative level.

 

Pursuant to the Article 17 of the Law of Ukraine “On Financial and Credit Mechanisms and Property Management during House Building and Real Estate Transactions” in case of the natural person's need to withdraw from the House Building Financing Fund, the Estate Manager pays back money at the expense of the previously formed operating reserve taking into account the amount of measuring units of the investment medium and the current cost of the measuring unit of this investment medium. Fulfillment of commitments by the Developer is ensured by mortgage in compliance with the building agreement.
